These companies own and operate commercial real estate, logistics warehouses, shopping centres, office towers, and data centres. The biggest holding is Goodman Group at approximately 35%, reflecting its dominance as Australia's largest listed property trust. A-REITs are required to distribute the bulk of their taxable income, making them high-income assets. They are sensitive to interest rates, when rates rise, property valuations are pressured.
